What sealcoat actually protects against

Asphalt doesn't wear out from traffic nearly as fast as it wears out from weather. Sealcoat is the barrier between your pavement and the four things trying to destroy it.

Sun bakes the binder out of asphalt, turning it gray and brittle. Sealcoat blocks UV and keeps the surface flexible.

How much does sealcoating cost in Louisville?
Sealcoating is priced by the square foot and runs a small fraction of what paving costs — typically pennies per square foot versus dollars for new asphalt. Crack filling ahead of the sealcoat is quoted separately by linear footage. We measure and provide a written price with a free evaluation.
How often should asphalt be sealcoated?
Every 2–3 years for most Louisville-area lots and driveways. New asphalt should cure 6–12 months before its first sealcoat. More often than every 2 years causes buildup and flaking; longer than 4 years lets UV and water damage accelerate.
Does sealcoating fix cracks and potholes?
No — sealcoat is a protective layer, not a repair. That's why we fill cracks with hot rubberized filler and patch potholes first, then seal over a sound surface. Sealcoating over unfilled cracks just hides problems that keep growing underneath.
How long does sealcoating take to dry?
Foot traffic after 4–8 hours; vehicles off for 24–48 hours depending on temperature and humidity. For commercial lots we phase the work in sections so part of the lot stays open throughout.
Is sealcoating worth it, or should we just repave eventually?
A maintained sealcoat program can roughly double asphalt's usable life — turning a 15-year surface into a 25–30 year asset — for a small fraction of repaving cost per cycle. If your asphalt is already showing widespread base failure, we'll tell you honestly that sealcoating won't save it, and quote the repair that will.
